Plaza Shopping Centre, Oxford St, London
ECS have provided service and maintenance support on mechanical/electrical works and water treatment at the Plaza Shopping Centre from the company’s conception in 1989. In June 2008 the projects department were successful in the tender return to replace the main cooling plant, consisting of 3 No 450kw water cooled chillers located in the basement plantroom along with 2 No roof mounted cooling towers.

The scope of works as set by the Consulting engineers Buro Happold, was to ensure that cooling was available at all times to the offices above the shopping centre. In order to complete the works ensuring that cooling was continuously available, required for the existing chillers to be replaced one at a time.

Pre-start checks were undertaken on electrical loading and water flow rates ensuring that the selected new chillers would operate within the system design and loads.

Due to constrains on site, in order to replace the chillers, structural works were undertaken to remove sections of the plantroom wall to allow the removal of the chillers by specialist lift and shift contractors and replaced at the end of each chiller replacement.

The project department oversaw the entire project, including all the associated builders, reconfiguration of chilled and condenser water pipework including the replacement of chilled and condenser water valves on a live system as well as the mains power and controls interfaces between the new and existing systems.

All chiller works were completed within the main programme, with each new chiller being brought online fully commissioned and running for a test period before the next chiller was taken off line.
The second element of the main cooling plant replacement project was the renewal of the existing roof mount cooling towers. Again as with the chiller replacement works, only one cooling tower could be taken off line at any one time.

Again the ECS projects department oversaw all elements of this section of the project, liaising with the local authorities to put into place road closures for the two crane lifts required, as well as undertaking the reconfiguration of pipework, fitting of new isolation/commissioning valves alongside the mains power and control wiring.

Each tower was replaced in the early hours of a cold Sunday morning in early January, again as with the chillers, each tower being fully commissioned and tested for a period of one week before the next was decommissioned, the entire roof works were completed within a 4 week period., within programme.

Upon completion of all works CAD drawings of all works along with operating and maintenance manuals were sent to all parties and the works signed off, within budget and on-time.
